Why are the dues so high?

First, Arbor Ridge has only 55 units and significant common area, whereas other subdivisions have several times more units and about the same common area. Second, Arbor Ridge streets are private and cannot be dedicated to County maintenance because of their narrow width. Therefore, Arbor Ridge residents pay for all street maintenance and snow removal, which tend to be the first or second highest Association costs. Last, although Arbor Ridge does not have a clubhouse, subdivisions that offer a clubhouse might also charge fees for usage of certain facilities of the clubhouse. Sometimes, not all aspects of clubhouses are wholly included in regular association dues.

 

What will happen with the currently farmed surrounding vacant land?

A legal dispute between the landowner and developer has prevented construction on the surrounding land for about 10 years. The original plans for the surrounding land include three additional phases of mixed condominium units, some attached and some detached, as well as extension of Cloverlane Road from Hunt Club Drive to Carpenter Road. The developer is currently continuing with development plans with a build start date TBD. (See Phase Two News for updates.) After all phases are complete and transition phases to 100% co-owner control have passed, the four phases will likely carefully consider uniting into one association.

 

Are co-owner complaints confidential?

Co-owner complainants are known only to the Board and Management.
